In Virginia’s Northern Neck and Middle Peninsula, where winding creeks meet the Chesapeake Bay and centuries-old oaks frame historic waterfront estates, one family has quietly shaped the region’s real estate landscape for 50 years: IsaBell K. Horsley Real Estate.
What began in 1975 as IsaBell Horsley’s first office, a two-room converted gas station in Urbanna, has grown into a hallmark of coastal elegance and generational stewardship. In 1980, IsaBell designed a new main office to replace that original structure, creating a beautiful Southern-style brick colonial complete with heart pine floors and a welcoming fireplace. While completing this building, IsaBell purchased a building next to the ABC store in Urbanna to set up her office. When completed, it was perfectly positioned to serve Urbanna and the greater Middlesex County area, more than a workspace; it became a gathering place where the Horsley team remained deeply connected to the community.
IsaBell’s dream of owning a real estate firm took shape over the decades, supported by her husband, Nelson Sr., and her son, Nelson Jr., who helped turn that dream into a lasting family legacy. Together, IsaBell and Nelson Jr. formed the company’s first true team, working side by side with clients and building lifelong friendships as the business grew.
Today, her granddaughter, Katie Horsley Dew, and Katie’s husband, David Dew, carry that heritage forward with a blend of modern vision and timeless values, continuing the tradition of treating clients like neighbors, not numbers, and keeping Horsley Real Estate at the heart of the community it serves.
Katie’s immersion in the profession began long before earning her license in 2004. She was raised observing the industry at its best and its most challenging, an environment often marked by ambition above connection.
“When I grew up in real estate, it was mostly a solo agent world and very competitive. You can’t be the best without being competitive,” Katie said. “But I didn’t care for the all-for-yourself approach. We like to use the motto, Horsley’s wins by working together, cheering our team on, which brings a winning team together.”
That philosophy now defines the company. Under Katie and David’s leadership, IsaBell K. Horsley Real Estate has become a place where agents are supported, mentored and encouraged to grow without sacrificing balance. Shadowing programs, marketing guidance and steady, genuine mentorship provide a foundation that allows both new and seasoned professionals to thrive. It is a place where someone “always has your back.”
“Real estate is hard enough,” Katie said. “It needs to feel like a family. Our agents work together, and no matter the day or time, we try and be available to help.” Today, more than 30 agents work within this atmosphere of trust and camaraderie.
For nearly 50 years, and for decades still ahead, the Horsley family business has been built on relationships, not just transactions. They continue to serve generations of clients with the same trust, knowledge, and genuine care that defined IsaBell’s vision from the beginning. Relationships do not end at the closing table; they continue to grow and mature. This enduring approach honors the foundation IsaBell herself established.
Today, the firm operates four office locations, including Urbanna, Mathews, Deltaville, and White Stone. Its most symbolic recent transformation is the redesigned White Stone office, a project that reimagined an aging farmhouse into a modern, welcoming gathering place for both agents and clients. For more than a decade, the location awaited renewal; however, it was at a pivotal moment at a real estate conference when Katie heard a quote that crystallized the decision: “When your vision is clear, your decisions are easy.” After dreaming of a new office space for years, she returned home and told David, “We have to build a new office.”
Working with Randall Kipp Architecture and Connemara Construction, they shaped the property into a bright, contemporary workspace that blends clean lines with welcoming warmth. During renovations, the team moved to a temporary Kilmarnock property owned by the Dews, fittingly also beside an ABC store, echoing the company’s earliest days. Eight months later, the new office opened just in time to celebrate the company’s 50th anniversary, symbolizing continuity and evolution.
The new space reflects the principles that guide the company: open rooms that spark conversation, shared systems that lighten workloads, and thoughtful design that makes every person feel supported. It is this dedication to long-term connection that distinguishes IsaBell K. Horsley Real Estate, transforming ordinary transactions into priceless experiences.
“A lot of what we do is about our culture and how we take care of our clients,” Katie said. “We are a team.”
Katie and David’s partnership mirrors the culture they foster. Both are producing brokers, yet they do not compete internally, with Katie adding that “we put the client first.” Their complementary strengths, her strategic vision and his problem-solving, paired with their shared commitment to mentorship, have allowed the firm to flourish while maintaining IsaBell’s values.
Beyond the firm’s walls, the Horsley agents give back to their communities by serving on local boards, sponsoring events, serving at local fundraisers, spreading the word on activities around the area, and being the biggest cheerleaders for the region’s small towns.
“We know our areas need helping hands,” Katie said, adding that she and David also participate in numerous leadership trainings and seminars dedicated to keeping the firm at the forefront of the industry.
At its heart, IsaBell K. Horsley Real Estate is a marriage of past and present. IsaBell’s values, fairness, attention to detail and genuine care still shape every buyer, listing and marketing plan. Horsley Real Estate has infused those qualities with renewed energy, technology and architectural elegance.
Family remains the thread that binds the company’s story. The Dews’ children are already exploring the field, representing the next generation of service to the region.
“Isabell was a go-getter, smart, classy, and caring, and it is such an honor to keep her legacy alive,” Katie said. “When you are selling a home, you never know how you are changing someone’s life.”
That sense of purpose ensures the company remains not only successful but deeply rooted in the life of the Chesapeake Bay. Fifty years after IsaBell opened her first office, the firm continues to set the standard for integrity, hospitality, and coastal expertise. Whether guiding the purchase of a waterfront estate or the sale of a historic village home, the team approaches each moment with the warmth and precision that defined IsaBell’s pioneering work.
From mentoring rising agents to shaping spaces that inspire shared purpose, and from serving clients with patience to honoring decades of family tradition, Katie and David are not just carrying on a legacy; they are reimagining and elevating it. And although Nelson Jr., Katie’s father, now has a less active role, his wisdom and insight continue to guide the company. With 50 years as a licensed agent, his leadership remains a steady backbone, keeping what he built close to heart.
IsaBell K. Horsley Real Estate carries its history forward with grace and vision, proving that true luxury lies not only in property, but in heart, connection, and trust.
For those searching along Virginia’s Chesapeake Bay in the Northern Neck and Middle Peninsula areas, the firm offers something rare: the wisdom of generations, the warmth of genuine service, and a model for a future defined by collaboration, integrity, drive, and enduring relationships. Katie and David Dew have shown that honoring the past does not mean standing still — it means building something lasting, together.
